City board OKs McMullen Cove
Lots are expected to go up for sale in about 2 months

The Huntsville Planning Commission gave its approval Tuesday night for a 1,104-lot subdivision near bustling Hampton Cove.

The nod will allow Enfinger-Steele Development Company to begin construction on the first phase of homes in the proposed McMullen Cove subdivision, possibly by spring. Sandra Steele, one of the partners in ESD Co., said lots should begin selling in about two months, with as many as 200 homes ready by late 2006 or early 2007. Houses will range in size from 2,500 square feet to more than 5,000 square feet and sell for between $250,000 to several million dollars.

The entire project will take 10 to 12 years to complete, officials say.

A subcommittee reviewed the plans last week. In Tuesday night's full planning commission meeting, several residents from neighborhoods along nearby Little Cove Road voiced concerns over traffic, drainage and construction plans around some nearby property with deed restrictions.

The other McMullen Cove development partner, State Sen. Jeff Enfinger, D-Huntsville, said the project will not encroach on the protected property and any increased traffic from the development will still be within city guidelines.

Assistant City Planner Marie Bostick said the city plans to begin widening Little Cove Road to three lanes next spring.

Asked after the meeting about any school concerns, Enfinger said he is willing to talk to city school officials about a tract within the project site that is currently not slated for development. The land would not be donated, he said. Enfinger predicted many residents of McMullen Cove will likely be older and without school-age kids "just because of all the homes that will be on the high end."

"But, there are no guarantees," he said.

In other business, the commission OK'd a 40-lot subdivision called Hampton Village Phase II (formerly Maple Ridge), north of Sutton Road and west of James Road; a 58-lot subdivision called Legendwood Preserve (formerly Morning Meadow), south of Capshaw Road and west of Balch Road; and Liberty Park Phase II (38 lots), west of Taylor Road and south of Wade Road.
